7 Tell Tale Signs Your Building Is Ready for EVs

EVs are no longer a niche concern—they're a necessary amenity that your tenants will request now and well into the future. But as resident expectations rise, so do the challenges of retrofit charger installations.
Here are 7 ways to tell that your building is the perfect candidate for EV charging:
1. Your tenants are asking (or demanding) EVs.
If your tenants are already asking for it, it's a sign the market's already there.
2. Your building's electrical system is on the newer side
It doesn't matter how old the BUILDING is per se, but how old the electrical system is. Recent upgrades make adding EVs a lot easier.
3. You have proximity to parking
Is your electrical room close to parking? Is your building one of those rare parking forward properties that has a well thought out parking layout? You could be a perfect candidate.
4. You've got excess building power
If you have extra room on your panel and/or unused building power, you're in a good position to install EV chargers.
5. You're in an opportunity zone or have green building incentives
If your building is in a green-forward area with incentives for solar, LEDs, smart appliances, or other energy efficient upgrades, they will likely have them for EV charging as well.
6. You have high income or tech-savvy tenants
Even if none of your residents are demanding EV charging yet, simply having high income or tech-forward residents can justify moving your project forward. If you build it, they will come (with a little push).
7. Other buildings around you are installing EV charging OR lots of nearby fast charging stations are going up
Competitor installations are a great way of stealing someone else's homework. If they're installing it - usually it's a good indicator that there's enough local demand for it.
